In today's sellers' market -- if a for sale home has not moved into pending status within 2-3weeks very likely the market has determined the asking price to be "high". Who is the "market"...well...that's you (the buyers) and us (the brokers). Information is so transparent and readily available its not a rocket-science to figure out what's the "fair market value" for a typical property.
You will see home prices "drop" due to initial overpricing. The homes which are priced "at market" or "below market" are likely to receive all the attention -- and multiple offers.
